Cardholder Authorization

By booking, guests authorize Hotel Homes LLC to charge the payment method on file for approved charges related to damages, policy violations, unpaid balances, or additional services.
Cancellation Policy
Direct Booking Reservations
Cancellations made 30+ days before arrival may receive a partial refund minus processing fees
Cancellations made within 30 days of arrival may receive partial or no refund depending on timing
Reservations canceled within 72 hours of arrival are generally non-refundable
Third-Party Bookings
Reservations made through platforms such as Airbnb, VRBO, Booking.com, Expedia, or similar sites are subject to the cancellation policies of those platforms.
No refunds are provided for:
Unused nights
Weather conditions
Personal emergencies
Travel disruptions
Dissatisfaction unrelated to a material issue with the property
Property Rules & Occupancy
Occupancy Limits
Maximum occupancy limits apply to every property and must be followed at all times.
Minimum Booking Age
The primary guest must:
Be at least 21 years old
OR
Be an active-duty military member
Parties & Events
Parties, gatherings, events, and unauthorized group functions are strictly prohibited unless approved in writing.
Quiet Hours
Quiet hours are generally observed between:
10:00 PM – 8:00 AM
Smoking & Vaping
Smoking and vaping are prohibited inside all properties and may also be prohibited outdoors depending on local regulations and property rules.
Additional Fees & Violations
Guests may be charged for:
Unauthorized pets or animals
Excess occupancy
Early check-ins or late check-outs without approval
Smoking or odor remediation
Excessive cleaning
Missing or damaged items
Tampering with safety or smart-home equipment
Violations of HOA, condo, or community rules
Guests removed from a property due to policy violations are not entitled to refunds.
Pets, Service Animals & ESA Policies
Pets
Pets are only allowed with prior written approval and applicable pet fees.
Service Animals
Service animals are accommodated in accordance with applicable federal and state laws.
Emotional Support Animals (ESAs)
ESA requests must comply with applicable laws and may require advance notice and supporting documentation where permitted.
Any animal causing disruption, damage, or safety concerns may be removed from the property.
Smart Home & Security Technology
Properties may use smart-home technology and security devices including:
Exterior security cameras
Smart thermostats
Noise monitoring devices
Smart locks
Pool/spa monitoring systems
These devices are used solely for property protection, safety, and policy compliance. No cameras are placed inside private living areas.
Maintenance & Property Conditions
Hotel Homes LLC will make reasonable efforts to address maintenance concerns promptly.
Temporary interruptions or inconveniences may occur, including:
Internet outages
Utility interruptions
Appliance malfunctions
Construction noise
Weather-related issues
These situations generally do not qualify for refunds unless the property becomes legally uninhabitable.
Pool & Spa Disclaimer
Where applicable:
Pool heating may require up to 48 hours to reach temperature
Water temperatures may vary due to weather conditions
No refunds are provided for pool or spa temperature dissatisfaction
Guest Responsibility & Liability
Guests are responsible for:
Their own actions and the actions of anyone staying at or visiting the property
Damage caused during the stay
Compliance with all local laws and property rules
Hotel Homes LLC is not responsible for:
Lost or stolen personal property
Injuries caused by guest negligence
Personal health reactions related to allergies or environmental sensitivities
Dispute Resolution & Legal Terms

Any disputes related to reservations may be subject to:
Mediation / Arbitration
Applicable state laws and venue requirements
Limitation of Liability
The maximum remedy available for issues related to accommodations is generally limited to the amount paid for the reservation.
Class Action Waiver
To the extent permitted by law, guests agree to resolve disputes individually and waive participation in class actions.
